Why Work with Kelly Fallis & Ashley Waites?

As your Muskoka Realtors, we will effortlessly guide you through the process of buying or selling a property in Muskoka, be it a waterfront cottage, a condo or a residential property. We can also provide real-life perspective to building or renovating a property or to living in Muskoka year round. We understand building codes and regulations, costs associated with renovating, replacing existing structures or new construction, thanks to the building company RS Muskoka, that Kelly owns with her husband Morgan. We love nothing more than meeting fellow cottagers so if you see us on the lake please say hello!

Kelly Fallis

Kelly grew up in the tiny one-stoplight town of Durham, ON. She then followed my fathers foot steps and spent her last year of high school at Neuchatel in Switzerland, before going west to the University of Victoria B.C.  With a love of travel and a career path that bounced between Toronto and NYC, she was an early adopter of the Air Canada flight pass.  No matter where she was in the world the one place she have always considered home was Muskoka.

With each year that passed she could always be found between her Lake Muskoka island cottage,  both earlier and later in the season, than her cottage cohorts.  Making Muskoka her permanent home in late 2015 was a natural transition, although living on the mainland was a whole new world!

Kelly started her career on Bay St selling small cap bucket stocks then moved over to mutual fund sales.  She left corporate life behind for entrepreneurial ventures without any hesitation in the early 2000’s.  Her first foray was a staging company that maximized ROI. Exhausted from the sheer volume of executing 750+ mini renovations in 5 years she became intrigued by sourcing product on the internet.  In 2010 she recognized the need to make not only the purchasing but delivery of furnishing to homes across North American nuisance free, thereby launching a furniture e-commerce platform with 350+ vendors and 82 freight companies….a la Wayfair before Wayfair.  Living behind a computer and running a 24-7 business took a huge tole on her happiness and getting out from behind a computer was the best decision she ever made when she and Morgan moved to Muskoka.

Combining her diverse skill set in 8 distinctly different industries – finance, sales, design, real estate, project management, furniture, retail, data, shipping and fulfilment – with her love for Muskoka and its deep-rooted history – the sky was the limit.

In 2016 RS Muskoka started its first build, and in 2018 Kelly made her foray into Real Estate.  The combination couldn’t be more perfect, in a place she truly cherishes.  Ex Royal LePage and Sothebys, she joined Chestnut Park, Port Carling, in 2021.

She is a member at Muskoka Bay Golf Club, Georgian Peaks Ski Club and a former board member of the Gravenhurst Chamber.  Mom to Hartley and dog Bleecker, she also inadvertently became the impromptu flood reporter for Lake Muskoka back in 2019 and is a key resource come flood watch each spring!

Ashley Waites - Associate

Ashley is a long time Lake Rosseau cottager who left the city for the lake life permanently in 2018. She and her husband Craig have since had 2 kids, Audrey and Brody (+ golden doodle Lucy) all while running 2 companies, Tri Lakes Training and Tri Lakes Destinations, because why not?!

She is the chief of a serious barefoot waterskiing family; Brody was the world’s youngest water skier at 4 months, and her husband is the famed barefooter who is not only on Team Canada but in the SWS ski shows by summer. Of course, she barefoots and downhill skis but she is also obsessed with running and triathlons (she’s an Ironman ). With her love of the outdoors it’s no surprise she was previously a high school phys ed teacher.

Formerly part of the Bob Clarke Team, and J&D prior to that, this Branksome and Queens alumnus is on the board at Muskoka Lakes Pre School and a member of Muskoka Lakes Golf & Country Club.

Total Package

Rest assured that you will sleep easy. We will minimize the number of surprises this investment could yield. Getting the property is the first half of the battle; what happens on the other side to make it functional, feasible and fantastic for your family is what really matters. Some people would call that foresight, others a holistic approach. We simply call it prudent due diligence on a wise investment that if done properly, will likely yield many generations of family bonding, laughter and love for Muskoka. Who wouldn’t want those memories?!
